Description
Building your own home? HMRC’s DIY housebuilders scheme lets you claim back the VAT on most building materials. You get one claim, it has to be made within 6 months of completion, and every invoice has to be right. Self-Build VAT Reclaim keeps the invoices in order from the first load of blocks to the final fix, so the claim is ready when you finish.
What it does
- Log every invoice: supplier, VAT number, invoice number, VAT rate and amount
- Flags items that usually can’t be claimed, like professional fees, tool and plant hire, white goods, carpets and furniture
- Knows the difference between new builds (labour should be zero-rated) and conversions (5% VAT on builders’ work can be claimed)
- Checks for missing VAT numbers, invoices over £250 not in your name, missing proof of payment and duplicates
- Counts down to your 6-month claim deadline from completion
- Claim schedule grouped by VAT rate, ready to copy into HMRC’s template, as CSV or print

Open the free preview and load the example build. The preview holds 20 invoices; a licence removes the limit and unlocks the claim schedule export, printing and backups.
Helps you organise your claim. It isn’t tax advice. HMRC’s guidance on the VAT DIY housebuilders scheme on GOV.UK sets out exactly what can be claimed; check the schedule against HMRC’s latest template.
